Docks and Slips on Bishops Bayou
At the back of our property, we have two beautiful docks on Bishops Bayou. All residents and guests are welcome to walk on the docks, enjoy the views, watch the wildlife, and gather at the boathouse. Please use common sense and supervise children. Keep your dogs on a leash as you do elsewhere on the property.
Do not feed or scare the wildlife. Do not go out on the docks during electrical storms when the docks are underwater, since the water may carry and electrical charge. During hurricane season, please move boathouse chairs and tables to the back before you leave, because winds and waves can carry them off.
We are very fortunate to have boat slips on the docks, so boat owners can store their boats just steps from our units. However, there is always a waiting list. Below you will find a summary of the rules for slip usage and the 3 forms you need.
Fees & Assignment
- One-time assignment fee: $1,000 (non-refundable for first time assignees)
- Annual fees: $600 for large slips (1-8, 14-18)/$480 for small slips (9-13, 20-23)
- Payment due by December 1st annually
- Automatic renewal with compliance
Insurance Requirements
- Minimum $300,000 liability coverage required at all times
- Whitney Beach must be named as additional insured
- Must cover dock facility damage, other vessels, and personal injuries
- Proof of insurance required with signed agreement
Boat & Slip Specifications
- Large slips accommodate vessels up to 30 feet
- Association reserves right to reassign slips for operational efficiency
- No modifications to docks without Board approval
- Cleats/mooring devices require Dock Committee approval
Usage Rules
- 60-day notification if boat will be absent continuously
- Sub-lease only through Association’s sub-lease program
- Assignment is personal-no transfers, loans, or gifts outside Association approval
- Agreement terminates automatically upon sale of unit
Storm & Safety Policies
- Vessel removal recommended during named storms/tropical depressions
- Owner assumes full responsibility for storm damage from vessels left in slips
- Proper securing and severe weather planning is owner’s responsibility
- Association not responsible for storm preparedness assistance
Owner Responsibilities
- Maintain slip and facility in good condition
- Repair damage caused by assignee, guests or boat
- Responsible for pollution cleanup and associated costs
- Assumption of all risks-Association not liable for theft, damage or loss
